Football manager?
Is there an NFL or NCAA equivalent to Out of the Park Baseball? I see so many online that look poorly done.

Try Second and Ten. It has both college and pro versions. The newest version is SAT 10 and seems to be very well done and very enjoyable. Addionally the developers are active on the community board and usually respond within 24 hours. Game is developed by Roo Games in the UK web site is secondandten.com

Second and Ten is a good game and very enjoyable. However, it isn't anything like OOTP baseball as it is not a career sim.

Front Office Football 7 was released recently. I've heard good things about it but haven't tried it myself. It does look tempting.

BBMIKE, FOF is a good game but it has absolutely no customization capabilities.

No, but FOF v7 does and like some said, no customization, but very deep and accurate if you like the current NFL.
