Multipy the population of Oakland's fan base by their median income, and you will see why the St. Louis Rams moved back to Los Angeles, despite selling out EVERY game they ever played in St. Louis. ALL of them.

I can think of several metropolitan areas which would work beautifully for a new MLB team. Portland is on top of the list.
