Hard to say if he'll post multiple seasons at or above .400. But, in my experience, guys with very high contact and avoid K ratings and low to very low eye ratings are sort of "superpowered" in OOTP, which leads to players who put up a very high average.
Because of the low eye rating, he'll swing at a lot of pitches, but the high avoid K rating means he won't strike out much. That means A LOT of balls in play, and with the high contact rating, that means a lot of balls in play become hits, leading to some very high batting averages.
I tend to think of these guys as Daniel Murphy on contact steroids. In his peak seasons (2015-17), he had low strikeout and walk rates, and he had very good, not great contact skills. Your guy has elite contact skills, so his average is through the roof.
